Buying a Chateau under an LLC

When buying a chateau one must ask oneself many different questions. Questions include:what sources do I use to find property, what kind of property do I want, how long does the process take from end to finish, how do I obtain credit, how can one buy under a Limited Liability Corporation, what types of chateaus are out there, do I want a chateau or just property or a farm, what about vineyards, are vineyards and wineries the same? By the time this site is finished it will answer all of these questions. So a person will have the answers needed to purchase that perfect piece of heaven in France.
Picking a property is a long and arduous task. I will outline my plan from start to finish and update as I go through different steps. I have been working on this project for a little over five years now and am no where near the end of the process. Hopefully my experience so far will help enlighten you as to what needs to be done.

Now to the next part of the plan. What type of property do you want? Every one of these sites will ask this question when you register. There are many types of property and I bring this point up because once you start to look at them you will fall in love with different types. For instance I found a piece of farm property I fell in love with that I am considering even though I had to broaden my criteria, plans and budget to acquire it. I will list the different types of property here and cover them below. I am going to break them down into categories. The first category is farm. The second is development. The third is hospitality and tourism. The fourth is a combination of the two: agro-tourism.
Farms include cereals, deer parks, hunting land, livestock, olives, truffles, vineyards, wineries or a combination of any of these. I use the words cereals to mean any farm that is in part of whole given to agriculture that is totally for the production of grains and vegetables. In most instances I have discovered that a lot of farms have land that is given to partial farming of cereals or are part forest. In cases such as these a person can farm it themselves or rent the land out. In the case of the forest they can be turned to hunting or be logged and used other farming purposed or for developments. Deer parks are interesting unto themselves. You will see them as deer parcs not parks. At first I thought that they were parks for hunting deer on chateau property. However, I was soon to find out they are parcs that raise deer like cattle in order to butcher them and sell them for meat. It seems there is money to be made in this and it is a lucrative business in France and other European Union countries. You can find videos on this type of farming on Rural farming channels and also information on the income and how to run them on the net. Hunting land is just that land meant for hunting. I believe in Europe you have to register your land for hunting rights.It will be appraised as to what you can take each year and you will be issued permits. I do not know the availability of hunting land in France but I do know that it sells for cheap for the most part. I believe they are great to be bought and turned to other purposes. Livestock farms are farms that have cattle, sheep, pigs, geese for pate or even escargot. Olives obviously are lives. Many farms in the south of France have olive groves and some even make their own oil. Truffles sell for as much as 3000 or more a pound. The trees take three to five years to mature and begin to produce. The are farms already established producing truffles that are ready for purchase. Now a days people use dogs to hunt the truffles more than pigs. Now we come vineyards and wineries. A vineyard can have a winery but they do not always go together make sure of which one or if it is both you are buying.
Developments fall into to three different categories. The first is the chateau in need of renovation that is begging to be made into condos or apartments. The second is the kind that is renovated and has the acreage and zoning for subdivision development. The third is the type of property that is both. Remember to buy the ones in need of renovation at a low cost and when pitching to the banks include the money needed to get the chateau made into condos and or the amount needed to put in the subdivision. Developments include camping parks and sites, condos,gites, golf courses, ISMH (historic), and subdivisions. To have a camping park or camping sites you have it zoned and made out in accordance with the covenants of the area and you can build it. All it takes is some land with a lot of space. Condos are made from chateaus that are broken down into suites and sold after adding the appropriate amenities. Gites are already made and are houses that are made from outbuilding most of the time. Sometimes they are old houses that have been renovated. People rent them for vacations. ISMH are sites of historic interest that have been restored. I do not know if you can renovate them into condos but I do think the land may have the zoning laws changed in order to make farms vineyards, wineries or developments. Subdivisions are housing developments. You can build these if the market is reight and your village or small town is in need of growth.
Hospitality includes bed and breakfasts and hotels. Bed and breakfasts are very easy to find in the property listings. If you buy one you can live in the property and run a hotel at the same time. This sort of business really appeals to those that want to get into the hospitality industry. Don’t forget to charge on season and off season rates to keep customers year round. Remember to use the freshest ingredients and always buy from the local open air market. There is one in virtually every village. Your best bet is to buy a B&B that is not a fixer upper. Hotels are not something to just walk into. I would look a degree in hospitality or business management.
Agro-tourism is a combination of farming and hospitality. It combines the hospitality of gites or hotel into running a farm. Yes people actually go on vacation to farm. On these properties it must be remembered that guests are still guests and need not work a whole day but only want a taste of what it is like to run a farm. Give more than enough time for guests to see the sights and sounds of the local villages and open air markets. You want them to come back next year not tell about how you are a task master that is looking for patrons to do his work.
Before we get lost let’s do a recap. This web site is a plan to build a business overseas. It entails purchasing agricultural land for further development in the area that the terrior (I will explain what terrior means more in depth later) says it is most suited. So some of these properties may become subdivisions some wineries and some will remain how they are bought. However, it is important to understand each type so that when the time comes one can see how to best move a piece of land in the conglomerate.
